10K BA Journey
“This journey began with a desire to support Black communities in securing fair and accurate valuations, and to expand representation in the appraisal field.
As we traveled, listened, and learned, we recognized that this challenge affects everyone. We saw an opportunity to modernize a legacy system so it reflects the strength and diversity of all communities.
10K BA exists to bring people, data, and innovation together—so every property, every family, and every community can access the tools to build and protect generational wealth.”
From a Single Appraisal to a National Movement
10K BA began with a simple question: What happens when a homeowner believes their property is worth more than the appraisal—but doesn’t want to accuse anyone of wrongdoing?
It all started with one homeowner—Terry Horton of Cincinnati—who simply wanted answers.
He wasn’t angry. He wasn’t trying to place blame. He just knew the value of his home wasn’t being reflected in the appraisal, and he wanted to understand why.
That conversation changed everything.
It exposed a deeper issue—one that we couldn’t ignore. Across the country, Black homeowners, rural farmers, and land stewards were receiving appraisals that overlooked real investments, generational value, and local knowledge.
What Terry’s Story Helped Us See
Terry’s experience made its way to HUD and the Department of Justice—shining a light on the broader problem. Neighborhood improvements weren’t reflected in rehabbed areas Generational land in rural areas couldn’t access fair financing Outdated systems blocked opportunity in urban communities The outcome? Billions in lost equity across some of the most resilient communities in America.
The Problem Was Bigger Than One Appraisal
What began as an effort to address racial bias in valuation quickly evolved. The deeper we looked, the clearer it became: this wasn’t just a Black issue—it was a systemic issue.
The outcome? Billions in lost equity across some of the most resilient communities in America.
Recent government data confirms that 90% of appraisals are inaccurate, and 35% are disputed. The root cause? An outdated, fragmented valuation system that no longer serves today’s diverse communities.
That’s why 10K BA Incorporated exists—to ensure every community has access to accurate, transparent, and modern valuation services. We bring together data science, lived experience, and professional expertise to support homeowners, land stewards, institutions, and lenders in protecting and growing their assets. Our work is about more than correcting errors—it’s about creating opportunity, building trust, and securing generational wealth.
Through our nonprofit arm, 10K AF, we’re also preparing the next generation of appraisers to carry this mission forward.
Through data science, evidence-based practices, and community-driven solutions, we’re working to modernize how property is valued— accurately, and transparently.
We rebranded from 10K Black Appraisers to 10K BA Incorporated-because it will take all of us.
